Located in Saint-Priest-Sous-Aixe, in the Haute-Vienne region, Le Domaine de l’Étang is a peaceful haven entirely dedicated to carp fishing. Karine and Cédric, the owners, are delighted to welcome anglers from all horizons to this preserved natural setting, where calm and serenity prevail. Untouched by any fishing pressure until 2024, the lake now offers a unique experience with a single exclusive swim and a fully equipped lakeside lodge designed for anglers and their companions.
Acquired in early 2024, the lake was developed with one clear purpose — to create a truly exclusive carp fishing retreat. During the first winter, a careful restocking introduced stunning mirror, common, grass, and koi carp to enrich the already wild stock. With depths between 1 and 5 meters (averaging 3), and a single dedicated swim, this secluded venue ensures total peace and quiet — the perfect place to enjoy a private, undisturbed fishing experience.
The lake is home to a carefully managed stock of over 80 carp, boasting an impressive average weight of 14 kg. The current record stands at 25.8 kg, with many stunning fish still waiting to be caught. No catfish are present in the lake, ensuring a clean and peaceful fishing experience — though a few crayfish do inhabit the waters.
The Domaine is fully enclosed and secured with video surveillance, ensuring peace and safety throughout your stay. A private parking area inside the property is exclusively reserved for anglers, offering direct and convenient access to both the lodge and the fishing swim — for a smooth and stress-free arrival and departure.
The 80 m² lodge has been carefully designed to provide maximum comfort during your fishing stay. It features a cozy living area, a fully equipped kitchen, a bathroom, a separate toilet, and two double bedrooms. From the lodge, anglers enjoy direct access to the terrace and fishing swim, making it easy to reach the rods in seconds — perfect for reacting fast to every run while keeping all the comfort of a home.
The living area offers a cozy space with a dining table, a comfortable sofa bed, and a TV. The fully equipped kitchen has everything you need to prepare delicious meals, including a fridge, oven, microwave, stovetop, kettle, Senseo coffee machine, and washing machine. The bathroom comes with a stylish vanity, a relaxing bathtub, and a convenient hairdryer.
The outdoor terrace is a perfect spot to unwind, featuring a garden table and chairs, a parasol, a barbecue, and comfortable deck chairs, all with a beautiful view of the pond. Bed linen is provided for your convenience, while guests are asked to bring their own towels.
Fishing enthusiasts will enjoy direct access to the water right from the terrace. All the essential equipment is provided for a pleasant experience, including a landing net, basin, and sling.
The cottage offers an exclusive fishing spot, directly accessible from your terrace. You can enjoy fishing solo with up to 3 rods, or with a friend, sharing a total of 4 rods.
The cottage is available for a minimum stay of 48 hours, welcoming up to two anglers. It can comfortably accommodate 4 additional guests, featuring 2 double bedrooms and a cozy sofa bed.
By coming to fish on the lake, anglers accept the following rules of procedure. Photographs taken on site may be used by the owners of the site (unless the angler requests otherwise when fishing). The owners are authorized to carry out random checks to verify compliance with the rules. An increased surveillance is made on the venue and the owners can exclude people who do not respect the rules. GoCarp and the owners of the lake are not responsible for any incident on the site (accidents, thefts...).
